House Rules

  1. Arrival time 4:00 pm. Checkout 10:00 am. Late checkout will be charged $60 for each hour or portion thereof after 10:00. If you plan to leave early, please inform us.

  2. Arrival condition: The house and property are cleaned/inspected prior to your arrival. Please inform us immediately if anything is not in acceptable condition. Anything not reported within a reasonable timeframe will be deemed your responsibility.

  3. This is a non-smoking property. A specifically designated area is set aside for smoking for your convenience. Any evidence of smoking out of that designated area will result in immediate eviction and forfeiture of deposit plus damages.

  4. This is a no pets property. Any evidence of pets on the premises will result in eviction and forfeiture of deposit plus damages.

  5. No hard alcohol or excessive partying allowed on the property. Please advise us in advance of any celebrations planned.

  6. The person signing the rental contract must be present at all times during the booking. Maximum occupancy is six adults, no children.

  7. Minimum stay is two days.

  8. Maintenance and Damage: Every effort is made to assure your stay is trouble free. If something is not working or breaks, let us know immediately and we will attempt to repair or replace what is damaged. If not reported, we must assume the damage was caused by the renter and will be held from the security deposit.

  9. Locked closets and cabinets: Owner may have stocking items or personal items in locked closets or cabinets. Please do not tamper with them. If something is needed, please let us know and we will do our best to accommodate.

  10. Fire Season/Winter Storms: Please understand we are located in a high fire area as well we have occasional severe winter storms. Please arrive prepared for storms, (tire chains), and understand if there is a local fire the sky will be smokey.

  11. INDEMNIFICATION: Owner is not responsible for any accidents, injuries or illness that occur while on the premises or facilities unless such damage is the legal result of negligence or willful misconduct by the owner. Owner is not responsible for the loss of personal belongings or valuables of the renter or their guests. By accepting this reservation, it is agreed that all renters/guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

  12. Wild Animals: By booking, you understand the house is in the foothills and wild animals including but not limited to bears, rattlesnakes, mountain lions, bobcats, mice, skunks, racoons, and bats live all around the area. Please don’t leave food/beverages outside as it draws in wildlife.
